Designer, shopfitter, or design & build – who do I actually need?

It can feel a bit overwhelming, can’t it? Commercial interior designer, shopfitter, contractor, design & build… who does what and which one’s right for you? Here’s the thing – there’s no single right answer. It all depends on your project, your budget, and how you’d like the fit-out to be delivered. Sometimes it’s one, sometimes it’s a mix, and that’s okay!

Getting your head around design and fit-out options

Before we go on, let’s be clear: we’re not here to preach that you have to use a design company like us (although you might 😉). And we’re definitely not here to knock the competition – that’s not our style.

They take the visuals and technical drawings (often called design intent) and turn them into the finished space — from structural work and layouts to counters, flooring, lighting, and fixtures. They pull in the right trades, keep the project moving, and make sure it all comes together on site.

When designers and shopfitters work hand in hand, you get the best of both worlds: a strong creative vision paired with the practical know-how to bring it to life.

And here’s the truth: for us as designers, choosing the right shopfitter is absolutely critical. They’re the ones who turn vision into reality. In short: they make it happen. Get it wrong though — and an inexperienced contractor can compromise the design, cut corners, or let costs spiral.

Hints & Tips:

  • Always work with an experienced, industry-standard shopfitter or contractor. Residential builders simply won’t have the right skills for a commercial environment.
  • Get at least three quotes and, if possible, choose someone who comes recommended.
  • If your project is more of a refurbishment — mainly aesthetic or decorative — you may not need full design input and could go straight to a shopfitter.

Design & build: how the all-in-one works

Design & Build companies combine both sides of the process under one roof. They’ll create the design and deliver the fit-out, giving you a single point of contact from start to finish. On the surface, it’s a neat and tidy package – one team, one contract, one bill.

Many specialise in a particular sector,  think office/workplace specialists, restaurant experts, or retail-focused firms. They’re often large organisations working with multinationals or global brands on major build projects. As you’d expect, their costs usually reflect that scale and experience.

The benefit is simplicity. Everything is managed in-house, which can save time and cut down on back-and-forth between different parties. But dare we say — when everything sits under one roof, you lose the unbiased element that comes with working with an independent design company. The design side can sometimes lean more towards what’s easiest or most cost-effective to build, rather than exploring the full creative potential of your space.

That’s not to say Design & Build isn’t the right option — for some projects, especially where speed or convenience is the priority, it works brilliantly. The key is knowing what matters most to you: maximum creativity, or a streamlined route to getting the job done.

  • If you’re considering Design & Build, ask to see examples of their design work as well as their completed builds.
  • Be clear on whether design is truly tailored to you, or more of a standard package.
  • Make sure they really are Design & Build — some companies contract out the design side but present it as in-house.
  • This route can be great if you want one team to handle everything, but make sure you’re comfortable with the balance of creativity vs. convenience.
